Why a villa kitchen is the highest-return room to renovate in Dubai
For most Dubai villas the kitchen decides how quickly the property sells or rents, and it is the one room where tired finishes cost you money every day you leave them alone.
Much of the villa stock being renovated right now was handed over between 2005 and 2016. Kitchens from that period in Arabian Ranches, Mudon and the older Springs and Meadows phases usually have vinyl wrapped or laminate doors, a 20mm builder granite top, one power spur behind the fridge and a hood that recirculates instead of extracting. Buyers and tenants in Dubai look at the kitchen first and photograph it second, and a kitchen that still looks 2010 caps the whole villa in their mind. Newer handovers in Dubai Hills Estate and Tilal Al Ghaf need less, often lighting, worktops and an appliance upgrade rather than a full rebuild. Handover year, not taste, is the honest starting point for the budget. If the kitchen is part of a wider job, the full villa renovation cost Dubai guide covers the rest of the villa.
Villa kitchen renovation cost in Dubai in 2026
Expect AED 45,000 to 90,000 for a refresh, AED 90,000 to 180,000 for a mid tier rebuild, and AED 180,000 to 450,000 or more for a premium villa kitchen in Dubai.
| Tier | Typical spend | What you get | Best suited to |
|---|---|---|---|
| Refresh | AED 45,000 to 90,000 | New doors and fronts, worktops, sink and tap, repaint, lighting swap, no services moved | Kitchens under 10 years old |
| Mid tier | AED 90,000 to 180,000 | Full new cabinetry, quartz or porcelain tops, appliance change on existing runs, new lighting, one layout change | Villas 10 to 15 years old, owners staying five years or more |
| Premium | AED 180,000 to 450,000+ | Handleless joinery, quartzite or book matched porcelain, integrated appliance package, island, MEP relocation, ceiling and lighting rework | Dubai Hills, Palm Jumeirah and Emirates Hills villas, resale or long hold |
The lines that move the number most:
- Cabinetry: AED 2,200 to 6,500 per linear metre, more for handleless profiles and internal drawer systems.
- Worktops: quartz AED 450 to 900 per sqm, large format porcelain AED 600 to 1,600 per sqm, quartzite AED 1,200 to 3,500 per sqm.
- Appliances: around AED 25,000 for a good mid package, AED 45,000 to 150,000 for a fully integrated premium set.
- MEP relocation: AED 15,000 to 60,000 if the sink, hob or drainage moves.
- Island: AED 12,000 to 35,000 depending on size, stone and whether it carries a sink, hob or seating overhang.
- Permits and developer NOC: usually under AED 8,000 combined, plus two to four weeks on the programme.
A worked example. A 20 sqm kitchen in a 2012 villa in Arabian Ranches, sink and hob staying on the existing wall: joinery AED 58,000, quartzite worktops and splashback AED 24,000, appliances AED 28,000, lighting and MEP AED 14,000, permit and snagging AED 8,000. Total AED 132,000, handed over in eight weeks. The same kitchen in a Palm Jumeirah villa with a new island, moved services and a full integrated appliance package lands nearer AED 300,000, and almost all of that difference sits in stone, appliances and the island. You can get a fixed villa kitchen quote before committing to anything.

What a villa kitchen renovation includes, and what it does not
A standard premium quote in Dubai covers demolition, cabinetry, worktops, splashback, sink and tap, lighting, and the electrical and plumbing work inside the kitchen. Appliances, permits and anything structural usually sit outside it unless they are written in line by line.
Included:
- Floor and staircase protection for the full duration
- Demolition, skip hire and disposal
- New carcasses, doors, drawers and soft close hardware
- Worktops, upstands and full height splashback
- Sink, tap and waste connections
- Under cabinet, cove and ceiling lighting on a new circuit
- Painting and touch up on adjoining walls
- Snagging walkthrough and a 12 month defect period
Excluded unless specified:
- Appliance supply and installation, AED 25,000 to 150,000 depending on the package
- Interior fit out permits and developer NOC fees where walls, plumbing or drainage move
- Structural work, wall removal that needs an engineer, window and door changes
- External drainage, gas line alterations and anything outside the kitchen
The sequence, start to finish:
- On site consultation and measurement, normally within a week of first contact.
- Concept layout and 3D views with physical samples of door finish, stone and brassware.
- Fixed itemised quotation in AED, line by line, before anything is ordered.
- Permit and developer NOC applications if walls, plumbing or drainage are moving. Allow two to four weeks, this is the step that catches owners out.
- Site protection, dust barriers and demolition.
- First and second fix MEP, ceiling and lighting.
- Joinery installation, stone templating and fitting, splashback, appliance installation.
- Snagging walkthrough, deep clean and handover with the defect list agreed in writing.
Premium finish decisions that justify the price
Premium kitchen cost in Dubai comes down to five visible choices, and each one is easy to overspend on when nobody puts the samples side by side for you.
Handleless cabinetry
J profile, an integrated handle rail or push to open. It costs roughly 15 to 25 percent more than a standard shaker door, but there are no handles to catch grease on the door face and tall units read as one clean line. On a 20 sqm kitchen that is usually AED 8,000 to 14,000 of the total.
Quartzite or large format porcelain
Quartzite is natural stone with movement that changes slab to slab and needs sealing once or twice a year. It looks the richest and runs AED 1,200 to 3,500 per sqm. Porcelain at 6mm or 12mm handles heat and citrus better, is more consistent, and lands between AED 600 and 1,600 per sqm. In a working Dubai kitchen with children, porcelain on the perimeter with a quartzite island is the compromise most owners end up choosing.
Brassware and sink
Spend on the mixer and on the finish warranty rather than the name on the box. Brushed brass and PVD finishes cost AED 1,200 to 4,500 per mixer. Check that the warranty covers the finish as well as the cartridge, because hard water in Dubai will show on cheap plating inside a year.
Integrated appliance package
A fully integrated fridge and freezer behind matching doors, a downdraft or ceiling extractor instead of a chimney hood, and a warming drawer all change how the room reads. Budget AED 45,000 to 150,000 for a premium package.
Lighting temperature and layers
3000K LED with three layers, task light under the cabinets, accent light in a cove, ambient light on dimmers. It is the cheapest way to make a kitchen feel expensive, and the most common thing missing from a mid tier job.

How long a villa kitchen renovation takes in Dubai
Plan on 6 to 10 weeks on site, plus 2 to 4 weeks of design, quoting and approvals before demolition starts. A front and worktop refresh with everything staying in place can finish in five to six weeks. A premium rebuild with a new island and moved services sits at eight to ten.
Living in the villa while it happens is normal, and it is mostly about sequencing. Most Dubai villa communities restrict noisy work to weekday daytime hours and stop work on Fridays and public holidays, so build a buffer into the calendar rather than assuming seven day progress. Set the temporary kitchen up in the laundry or the dining area with a fridge, microwave, air fryer and kettle. If the family can be away for two or three weeks in July or August, put demolition and stone templating inside that window. Dust barriers with zipped doorways and negative pressure keep fine dust and cooking smells out of the upstairs bedrooms, which matters more than most owners expect on a six week job.
Premium finish work rarely stops at the kitchen door, adjoining rooms are detailed to match.
Villa kitchen specialist vs general contractor
The gap between two quotes for the same kitchen is rarely the finish. It is who makes the joinery, how many subcontractors sit between you and the person responsible, and what happens when a stone slab arrives with a crack in it.
A general fit out contractor typically subcontracts the joinery, the electrician, the plumber and the stone fabricator, and you coordinate all of them. A villa only specialist keeps design, joinery and site finishing under one roof, so one person answers for the layout, the doors and the installation. Over six to ten weeks with a family living in the house, that is worth more than a five percent saving on the paper quote. Ask both to show the linear metre rate for cabinetry, board thickness, hinge and drawer brands, slab source and thickness, and the snagging process in writing. A quote that is 15 percent cheaper with no joinery detail is a quote with a different specification inside it.
Where you can save without cheapening the result
- Keep the sink, hob and oven on their existing runs. Moving plumbing is the largest avoidable cost, often AED 15,000 to 40,000.
- Spend on worktop and splashback, save inside the cabinets with standard board and good soft close hardware.
- Replace doors and worktops only if the existing carcasses are straight and dry.
- Choose large format porcelain on the perimeter and put natural stone on the island only.
- Keep the ceiling and swap fittings. A full ceiling rework adds AED 10,000 to 25,000.
- Buy appliances yourself so you can catch end of season pricing and control the package.

Frequently asked questions
How much does a villa kitchen renovation cost in Dubai?
A refresh is AED 45,000 to 90,000, a mid tier rebuild AED 90,000 to 180,000, and a premium villa kitchen usually lands between AED 180,000 and AED 450,000. A 20 sqm kitchen with services kept in place typically comes in around AED 130,000. Stone, appliance package and whether you move plumbing are the three biggest swing factors.
How long does a villa kitchen renovation take?
Six to ten weeks on site for a villa kitchen, plus two to four weeks for design, quotation and any permit or NOC approvals. A front change with new worktops can be done in five to six weeks. Premium jobs with a new island, moved services and a full lighting rework sit at the top of the range.
Do I need a permit to renovate a kitchen in a Dubai villa?
Only when you move walls, change plumbing or drainage, or alter anything outside the kitchen itself. In that case you need an interior fit out permit through the relevant authority and a no objection certificate from your developer, which we handle as part of the job. A like for like replacement of doors, worktops and appliances in the same positions normally does not need one.
Can we live in the villa during the kitchen renovation?
Yes, and most families do. We set a temporary kitchen in the laundry or dining area, seal the work zone with dust barriers and zipped doorways, and schedule the noisiest days in advance so you can plan around them. If you can be away for two or three weeks, put the demolition and stone templating inside that window.
Is a kitchen island worth it in a Dubai villa?
If the kitchen is 20 sqm or larger and you can keep a clear walkway of at least 1,000mm on all sides, yes. Islands cost AED 12,000 to 35,000 depending on stone and whether you add a sink, hob or seating overhang, and they add the storage and prep space villa kitchens usually lose to the fridge run. In a kitchen under 15 sqm an island crowds the room and a peninsula works better.
