A full renovation covers four things: the interior, the exterior envelope, any extension, and the MEP services behind the walls. Most owners start with one item and end up taking on two or three once the walls are open.
Interior renovation
Kitchens, bathrooms, flooring, joinery, lighting, paint and doors. This is where most of the budget sits. A full villa renovation runs six to nine months from first design meeting to handover, with permits sitting inside that window. Refreshes that keep the layout finish in ten to fourteen weeks.

Permits and compliance for villa renovation in Dubai
Cosmetic repainting needs nothing. Moving a wall, changing drainage, adding electrical load or extending the built-up area needs paperwork and a licensed contractor.
Contractor licence and fit-out permit
Ask for the DET trade licence and check that the activity covers building contracting or interior fit-out. An unlicensed crew cannot pull a permit and cannot get DEWA connections signed off. For a commercial unit inside a villa, a fit-out permit is required on top of the building permit.

Load increase applications, meter relocation and connection approval for extensions. Allow three to six weeks, and expect a load study if you are adding AC capacity.
Dubai Municipality and developer NOCs
A Dubai Municipality building permit covers structural and layout changes. Villas inside Emaar, Nakheel and Dubai Holding communities also need the developer NOC, and Civil Defence sign-off for anything fire related.
Why premium finishes cost more and where they pay back
Premium finishes cost more because of material, tolerance and labour hours, not because of a brand name. Large format porcelain at 120x260 cm needs a different substrate and two installers instead of one. Book-matched marble needs sequencing and a stone mason. Check four things in this order: licence, finished work, the bill of quantities, and the snagging process.
Licence and registration
Confirm the DET trade licence and the activity on it. No licence means no permit, and no permit means the work gets stopped.
Finished work, not renders
