A villa interior renovation is everything inside the shell. Living and dining areas, the majlis, bedrooms, bathrooms, kitchen, joinery, flooring, ceilings, lighting and the MEP that feeds them. The shell, the roof and the external facade stay out of scope unless the brief calls for them. Living and dining

Open plan living eats budget in ceilings and lighting. Most Dubai villas have one long room and limited slab height, so the lighting plan gets fixed before the cove detail is drawn.

Majlis

The majlis is the formal room and the one that is hardest to change later. Seating is fixed, so joinery, wall panelling, AC grilles and lighting are designed together.

Built in wardrobes decide the bedroom layout. Door swing, bed wall and AC position are set first. Bathrooms start at waterproofing, which is why the floor gets opened and redone rather than tiled over.

Total: about AED 1.92 million. Older Jumeirah villas often land at a higher rate per sq ft at the same finish level, because MEP and waterproofing get replaced end to end instead of patched.

What pushes a premium villa interior fit-out above the band

Bespoke joinery is the biggest single driver. Premium wardrobes and TV joinery run AED 2,000 to AED 3,500 per linear metre. Natural stone is second. A bookmatched marble feature wall lands at AED 1,500 to AED 3,000 per sq m installed, backing and mitred edges included.

DET, Dubai Municipality and DEWA: what the paperwork actually is

Internal villa works need a fit out permit from Dubai Municipality, an NOC from your developer, and DEWA approval when the electrical load or water supply changes. DET is about the contractor's licence, not your villa, so the licence category is one of the first things to check.

  1. Confirm the contractor's DET trade licence and the category on it.
  2. Get the developer NOC. Emaar, Nakheel, Dubai Properties and most master communities issue these for villa alterations.
  3. Apply for the Dubai Municipality fit out permit with stamped layout, ceiling, electrical and plumbing drawings.
  4. Submit Civil Defence drawings where fire alarm, kitchen suppression or shared walls are touched.
  5. Apply to DEWA separately if you add AC capacity, relocate the meter or change the supply.
  6. Keep the approved drawings on site. Inspectors ask for them.

Timeline, phased or full villa

A full villa interior renovation in Dubai runs 16 to 24 weeks from permit to handover. Phased work stretches to 9 or 12 months, but you keep part of the house usable the whole time.

Weeks per zone

  • Kitchen and pantry: 7 to 9 weeks once joinery is released
  • Each bedroom: 3 to 5 weeks
  • Each bathroom: 4 to 6 weeks, waterproofing cure included

Living in the villa during the works

Any contractor who promises zero dust is guessing. Dust control means zip walls, negative air machines, taped floor protection and sealed AC grilles so dust does not travel through the ducts. One wet zone open at a time works best, with a protected route to the kitchen and one working bathroom. Materials come through one agreed route, usually the side gate, and noisy work stays inside community hours, generally 8am to 6pm with Fridays off.

Choosing a contractor, and the three Dubai traps

Check the DET licence category, walk a live site, ask for the finish schedule and sample board before signing, and tie payments to milestones. Then watch for these three.

Mid project price escalation

A fixed scope with a locked finish schedule is the only defence. When a contract says finishes to be confirmed on site, the number moves after demolition. We price from drawings and a sample board, and extras get written approval before work starts.

Unapproved structural changes

Cutting a beam or removing a column without Dubai Municipality approval brings fines and reinstatement. Villas in managed communities also get a stop work notice from the developer, which can hold the job for weeks.

Finish substitution

Substitution is easy when a spec only says porcelain or marble finish. Keep brand, code, size and finish on a signed schedule, and check delivered material against it before installation. Snag the substitution while the crates are still on site, not at handover.
